CASEVILLE, Mich.—Lake Township Board of Trustees held its December 16, 2024, meeting, finalizing significant updates to its short-term rental policies. The board clarified that rentals of less than 30 days are prohibited, barring limited exceptions. This decision has sparked conversations among residents and stakeholders regarding the future of tourism and property rights in the area.

Tightening Zoning Ordinances to Limit Commercial Use

The board reinforced that short-term rentals are classified as commercial activities, which are not permitted in predominantly residential zones. Supervisor Valerie McCallum stated, “Short-term rentals have never been a legal use under our zoning laws. The ordinance is simply clarifying this distinction.”

Homeowners may rent their properties for up to 14 consecutive days annually, but only to the same party. This policy underscores the township’s commitment to preserving the area’s residential character while limiting the impact of transient visitors.

Concerns Raised by Residents

Both in-person and virtual attendees raised questions about the ordinance. A virtual attendee proposed shifting short-term rental oversight to homeowners associations, which Supervisor McCallum dismissed, maintaining that the township’s zoning laws supersede private agreements. Another attendee inquired about the potential for revisiting the policy, to which McCallum indicated no immediate plans for changes.

The decision aligns with broader efforts to curb commercial activity in residential zones, reflecting ongoing challenges for communities balancing tourism and local interests.

Budget Amendments and Snow Removal Contract Highlighted

In addition to addressing rental policies, the board approved several budget amendments for 2024-2025, reallocating funds for road brining, supplies, and maintenance. Notably, the road brining contract increased from $9,750 in 2024 to $10,500 for 2025, prompting discussion about rising costs.

The board also selected Shoreline Beach Solutions LLC for snow removal services for the upcoming winter season, favoring its professional credentials and liability coverage over a competing bid.

Public Commentary Focuses on Waste Management and Holidays

Supervisor McCallum announced that the cost of replacing the township’s trash compactor would rise to $628, with overage charges applied for loads exceeding six tons. She requested historical tonnage data to assess the financial impact.

During the meeting, residents shared holiday greetings, voiced concerns about township services, and offered suggestions for cost-saving measures, including obtaining competitive estimates for trash compactors.

Future Developments in Lake Township

The board will reconvene in early 2025 to finalize appointments to the Construction Board of Appeals and monitor the implementation of these changes. While short-term rental restrictions take center stage, other community projects and services remain a priority for the township.
